PM: Royal addendum explanation only after court finishes

"As Is" contracts- the truth is 100% of the contracts I've seen in the last three years have been "as is" and Buyers still ask for repairs. Here is the thing, if it's something major or something a buyer couldn't see or know about just walking through- then renegotiate. But, little things like this? It took me less than 4 min to fix.
